This 'hole in the ground' was a site that contained some very significant technical challenges.
The site, located very prominently next to Mavor Roundabout on the Kingsway had land ownership issues, a gas main running through the site and a watercourse to be culverted. Over 50,000 cubic metres of clean fill material had to be brought onto the site and access brought in off the Kingsway. The site was also allocated as part of the industrial land supply, however we were able to persuade the Reporter at a Local Plan Inquiry that due to its technical challenges a high value use was required to ensure the site could be beneficially developed.
Following the complex enabling works, the site was developed for a Whitbread hotel and tavern and pre-lets in phase two were secured to Carphone Warehouse and Frankie & Benny's restaurants which were built out and sold at a yield of 5%.
We have retained the most prominent part of the site for the Phase three and detailed discussions are currently ongoing with a number of interested operators.
